VFO = VFM + POM (Value for Ownership = Value for Money + Peace of Mind)
A friend of mine and I were in the lookout to upgrade our residence, a smaller apartment to a bigger/spacious one. Once we realised there was a very small difference between an upgraded apartment and a villa, we switched our search.
In and around Hennur Road gave us a better option - serene (greenery) and proximity to growing suburb. After we researched several projects in the vicinity, and not very convinced about the VFM, we almost gave up.
On our way back, we happened to see MIMS Northbrook, a small project of 27 villas in about 2 acres of land. Casually, stopped over to enquire.
A simple, no-frills marketing manager just answered all our questions/concerns, without selling his product. Something drew us towards the project.
Went back home, studied several projects completed by MIMS in Whitefield area. The commitment of the builder, and long term relationship with their customers were positive points, to start with.
Few days passed by, allowing me to review the projects I had visited, to compare and contrast.. MIMS Northbrook stood out in terms of "value for ownership". Specifications of the buildings (~11 ft high ceiling, very good ventilation, large rooms) and total exclusive land ownership, made the difference in favour of Northbrook. High ceilings make a great deal of difference in ventilation and natural lighting (a lighting window from the terrace provided). Party Hall and Club house were just apt for the small community. Open space within the premises is less, compared to other projects, but sufficient (subjectively).
Plan of each villa caters to majority of the individuals ' requirements. Kitchen garden, balcony gardens, open terrace help those who would want to spend time in gardening. There are ample opportunities and freedom to be creative in your own home.
In spite of all the studies/data, real estate is still a gamble to certain extent. Took an educated risk, and blocked the villa. Pandemic hit us in Mar'20, and I thought there was a shock in store. Would the builder's promise of occupancy by Oct'20 be honoured? To my surprise, there was not delay, except for the Club house that got completed in Nov'20.
Very impressed with the professional, no nonsense approach of the two important people - Mr. Ayub and Mr. Kausar !! Wish you both continued success in the New Year 2021.. Thank you for presenting us a valuable opportunity of owning a "Home".
